Planning application submitted in Cowbridge

After considerable community engagement and pre-application consultations, we are delighted to have submitted our planning application for 14 affordable dwellings for the over 55s at the former police station and magistrates court in Cowbridge. The listed building application will follow very soon. Due to the nature of the feedback through the pre-app process, we are optimistic of an early decision from the council, to allow us a site start in the first half of 2025.

Demolition works commence in Porth.

Demolition commences at Bluefield's site in Porth.

A milestone has been reached at Porth, with our sister company, Cardiff Demolition, this month moving onto site to begin the process of soft stripping asbestos from the site before the full demolition and site clearance takes place in July. A construction start will then take place in August

Cwmgors

Another long-term asset is this flat 4.5 acre site in Cwmgors, between Pontardawe and Ammanford. The site benefits form a (lapsed) planning permission for 60 dwellings, although due to recent regulatory changes, this is now more likely to be c45 dwellings. We are in the early stages of refreshing the planning status of the site with a view to constructing a scheme of affordable housing to serve the local community, which has suffered from a lack of investment in its housing stock for many years. We aim to submit a planning application later in 2024, once various investigations and studies have been concluded.

      This site, located alongside the Swansea Canal and just 200m from the town centre benefits from planning permission for 15 industrial starter units of c.1400 sqft each which we secured earlier in 2024. We are in the process of discharging the various planning conditions to allow us a start on site. The land is owned by Bluefield and has already been cleared of all buildings etc. Our intention at present is to build the scheme ourselves, but as this is non-core business to us, we could potentially dispose of this site to a commercial developer instead.

          Porth

          Porth

          Another site speculatively and unconditionally purchased by us, with the aim of delivering a range of dwellings for a housing association. A full planning application was submitted in October 2023, we received a resolution to grant in February 2024 and finally received a planning permission in March 2024. The development of this project will require quite a complicated demolition due to the nature of the existing buildings and ecology. After this, site remediation (including the treatment of Japanese Knotweed) will be required along with various service upgrades, to deliver our first modular scheme to the AECB equivalent of EPC A+. We aim to be on site in the summer of 2024, delivering the new homes in early 2025.

We purchased the site, carried out the demolition and remediation in house and built a substantial 10 apartment scheme for Valleys to Coast. The building has transformed the street scene and provided a scheme of much needed one-bedroom apartments.

                  This grade 2 listed building within Cowbridge Conservation Area poses a real challenge in balancing the meeting of modern building standards with the protection of the building’s heritage.

                  Our skills, experience and resource are helping us deliver what will be an exceptional end product. We agreed the purchase of this grade 2 listed property via private treaty with the aim of carefully converting it into several apartments.

                  We are working with the Vale of Glamorgan Council to deliver a scheme of affordable self-contained one-bed units to the 55+ market and are proposing to redevelop the former magistrates’ court to the rear of the police station as part of an overall scheme of 14 dwellings.

                          This site was purchased unconditionaly in July ’23. Working with our Partners, Trivallis, we received a positive planning decision in Feb ’24.
